Why we cannot match 50/50 offers from your neighbours

Two structural reasons · nothing personal, just the math

We do not own the villas

A 50/50 split is common when the other side is either the owner of the property (they collect 100% of rent, they can split it however they like) or an agency splitting their agent commission (they take 15%, they share half). Both are structurally different from what we do.

MPS is the management operator. Villa owners keep 75–85% of every booking, we only collect our management fee, and there is no agent commission built into the price. Our 20% comes straight out of our own revenue, which is why the math is different.

Airbnb, Booking.com, Agoda and repeat guests already fill most nights. Your referrals bring incremental occupancy on top, which is exactly what we're paying for. Sharing 20% of our fee still leaves the operation healthy. Worked through on one sample villa:

Refer guests to Mr Property Siam villas on Koh Samui with your own booking code and link. Website accommodation is the Hostaway calendar price plus 10%; that full 10% base markup is your commission on an eligible attributed booking, not an extra charge added at checkout.

One direct-booking price

Our website accommodation uses a 10% markup; our Airbnb pricing uses 15%. Your agent code tracks the referral without automatically adding a guest discount. Fees and taxes are shown separately where applicable.

A clear 10% commission

On a 100,000 THB Hostaway accommodation base, the website accommodation price is 110,000 THB and your commission is 10,000 THB. Cleaning, VAT, deposits and add-ons do not earn commission. Payment costs do not reduce the standard agent fee.

You never become the middleman

The booking, the payment, the guest questions, the cleaning, the complaints and the refunds are all ours. Your name is on the recommendation, not on the reservation.

What you actually get

Your own agent code and booking link. The link applies your code automatically; guests can also enter the code in our booking engine.
Your own earnings dashboard. See your attributed bookings, provisional commission, payout requests and recorded payments.
MPS-reviewed payouts. Payment and stay completion, bank details, tax treatment and any refunds are checked before a payout is approved.
A path to Pro. Three completed, fully paid, non-refunded stays qualify you to request a review for advanced marketing support and media packs.
Controlled special offers. Ask MPS about a special rate. Guest-price top-ups are not automatically enabled, including after reaching Pro eligibility.

That is the whole installation. If you change nothing else, it will work.

Kept separate on purpose

The banner and the villa list both say in writing that Mr Property Siam is an independent villa management company on Koh Samui, not part of {{PARTNER}} and not owned by {{PARTNER}}. It states that {{PARTNER}} refers guests only, and that the booking, the payment and the stay are handled by us.

So a visitor cannot mistake these villas for your own accommodation, and nobody can come back to you about a stay you never sold. If you want that line worded differently, say so and we change it.

Adjust it if you want to

Every setting is optional. Leave one out and the default applies.

Check that it works

Three things to look at once it is live on your page.

The villas appear. You should see villa cards with photos, prices and a Reserve button.
The Reserve button carries your name. Click one. The address it opens should contain ref={{CODE}} and partner={{SLUG}}. That is the proof the booking will be tracked to you.
It shows up in your dashboard. Open your Partner dashboard. The click count under Live tracking goes up. If it does, everything is wired.

Message us on WhatsApp at +66 81 515 4578 if any of those three do not happen. Do not spend an afternoon on it, we will look at the page with you.

Where to paste it, per website builder

The code is plain HTML, so every builder can take it. It is just called something different in each.

WordPress

Edit the page, add a block, choose Custom HTML, paste, update. Do not use the Paragraph block, it will show the code as text.

Wix

Add → Embed → Embed a widget → Enter code. Give the box a generous height, around 900 pixels.

Squarespace

Add a block, choose Code, paste, and switch off “Display source code”.

Webflow

Drag in an Embed element, paste, publish. It will not render in the designer, only on the live site.

Shopify

Online Store → Pages → edit the page, click Show HTML, paste at the bottom.

Anything else

Anywhere your builder lets you enter HTML or “custom code” will work. Send us the page and we will point at the right spot.

If something looks wrong

The four things that actually go wrong, and what causes them.

Nothing appears at all

The code was pasted into a text block instead of an HTML or code block, so the page is treating it as words. Move it into a Custom HTML block.

I see the code as text on the page

Same cause as above. Your builder escaped it.

Only a few villas show, or none match

Your filters are too tight. Try removing data-max-price-thb and raising data-max-distance-km.

It looks cramped or cut off

The container it sits in is too narrow, or the embed box has a fixed height. Give it the full width of your content area and let the height grow.

Use this in WhatsApp, email, or on socials while the embed is not installed yet. It works the same way as the embed: the guest arrives already recognised as yours, and that stays attached to them for 90 days.

3 · Your guests type nothing

There is deliberately no code for your guests to remember. Anyone who arrives through your embed or your link is recognised automatically and sees the guest rate with the {{DISC}}% already taken off, before they fill in anything. Nothing to forget, nothing to mistype, and nothing that can be passed around the internet and turn your guests' rate into everybody's rate.

For a guest who never clicks the link, use the two options below: register them by hand, or generate a personal code that only works for that one guest.
